By accessing or using this website ("the Site") or by submitting a match-request form, you agree to be bound by these Terms of Service ("Terms") and our Privacy Policy. If you do not agree, do not use the Site. These Terms form a binding contract between you and Orrindale ("we," "us," "our"). You must be at least 18 years old and legally capable of entering into a contract.
Orrindale is an independent matching service. We match homeowners considering a sale with the local real-estate investor who holds an exclusive county county license in our network. We specialize in distressed-property situations (foreclosure, probate, divorce, as-is, tax-delinquent, vacant). We are not:
We do not provide legal, tax, financial, or real estate advice. We provide a matching service. You should consult appropriate licensed professionals before making any decision about your property.
When you submit a match-request form, we will use commercially reasonable efforts to:
We do not guarantee that you will receive an offer, that any offer will close, or that any specific outcome will occur. Whether a sale completes depends on factors outside our control, including the buyer's evaluation, your lender, title clearance, and your own decisions.
We do not charge homeowners any fee. Federal law (the Mortgage Assistance Relief Services Rule, 16 C.F.R. Part 322) prohibits charging upfront fees for foreclosure-related services. Orrindale is funded by the investors who subscribe to our affiliated lead-intelligence service, our network. The homeowner pays us nothing, ever. If anyone purporting to represent Orrindale asks you for money, report it to us immediately at legal@orrindale.com and to the FTC.

By checking the consent box on the match-request form and submitting, you provide express written consent under the Telephone Consumer Protection Act (47 U.S.C. § 227) for Orrindale and one matched buyer to contact you about your property by phone (including auto-dialed and pre-recorded calls), text message (SMS), and email at the contact information you provide. The Site, including all text, graphics, logos, code, structure, and design, is owned by Orrindale or its licensors and is protected by U.S. and international copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, sell, or lease any part of the Site or its content without our prior written permission. The Orrindale name, logo, and brand are our trademarks; you may not use them without permission. You may share links to public pages on the Site.
THE SITE AND THE SERVICE ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION: IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR ACCURACY. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES; THAT ANY DEFECTS WILL BE CORRECTED; THAT ANY INFORMATION ON THE SITE IS ACCURATE, RELIABLE, OR COMPLETE; OR THAT YOU WILL RECEIVE AN OFFER OR A SUCCESSFUL OUTCOME.
WE MAKE NO REPRESENTATION ABOUT ANY BUYER IN OUR NETWORK BEYOND THAT THEY HAVE PASSED OUR VETTING PROCESS AT THE TIME OF ONBOARDING. WE DO NOT MONITOR BUYERS IN REAL TIME AND CANNOT GUARANTEE THEIR ONGOING CONDUCT. YOU ARE RESPONSIBLE FOR YOUR OWN DUE DILIGENCE BEFORE ACCEPTING ANY OFFER OR ENTERING INTO ANY CONTRACT.
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW:
ORRINDALE OPTIONS, ITS OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES, INCLUDING WITHOUT LIMITATION: LOST PROFITS, LOST DATA, LOSS OF GOODWILL, LOSS OF USE, COST OF SUBSTITUTE SERVICES, EMOTIONAL DISTRESS, OR PERSONAL INJURY, ARISING OUT OF OR RELATING TO YOUR USE OF THE SITE OR THE SERVICE, REGARDLESS OF THE THEORY OF LIABILITY (CONTRACT, TORT, STRICT LIABILITY, OR OTHERWISE), AND EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL CUMULATIVE LIABILITY TO YOU FOR ANY AND ALL CLAIMS ARISING OUT OF OR RELATING TO THIS AGREEMENT OR YOUR USE OF THE SITE SHALL NOT EXCEED THE GREATER OF (a) ONE HUNDRED DOLLARS ($100) OR (b) THE AMOUNT WE HAVE RECEIVED IN RELATION TO YOUR SUBMISSION (WHICH IS TYPICALLY ZERO, BECAUSE THE HOMEOWNER PAYS US NOTHING).
Some jurisdictions do not allow the exclusion of certain warranties or the limitation or exclusion of liability for incidental or consequential damages. In such jurisdictions, our liability is limited to the maximum extent permitted by law. Nothing in these Terms limits liability that cannot be limited under applicable law (e.g., gross negligence or willful misconduct in jurisdictions that prohibit such limitations).
You agree to defend, indemnify, and hold harmless Orrindale and its officers, directors, employees, contractors, agents, and affiliates from any claim, demand, loss, damage, cost (including reasonable attorneys' fees) arising out of or related to: (a) your breach of these Terms, (b) your violation of any law or third-party right, (c) your submission of false or misleading information, or (d) any claim by a third party (including a co-owner, lienholder, or family member) arising from your submission about a property.
We may suspend or terminate your access to the Site at any time, for any reason, without notice, including for violation of these Terms. You may stop using the Site at any time. Sections that by their nature should survive termination (including 7, 9, 10, 11, 13, 14, and 15) shall survive.
Before formal proceedings, you agree to first contact us at legal@orrindale.com to attempt to resolve the dispute informally. We will respond within 30 days. If we cannot resolve the dispute within 60 days of your notice, either of us may proceed to arbitration as described below.
ANY DISPUTE, CLAIM, OR CONTROVERSY ARISING OUT OF OR RELATING TO THESE TERMS, THE SITE, OR THE SERVICE (a "Claim") SHALL BE RESOLVED BY BINDING INDIVIDUAL ARBITRATION ADMINISTERED BY THE AMERICAN ARBITRATION ASSOCIATION (AAA) UNDER ITS CONSUMER ARBITRATION RULES, RATHER THAN IN COURT, EXCEPT THAT EITHER PARTY MAY (a) BRING A CLAIM IN SMALL-CLAIMS COURT IF IT QUALIFIES, OR (b) SEEK INJUNCTIVE RELIEF IN A COURT OF COMPETENT JURISDICTION TO PROTECT INTELLECTUAL PROPERTY.
The arbitration shall be conducted in the State of Delaware (or, at your election, in your home state) by a single neutral arbitrator. The arbitrator's decision shall be final and binding. The Federal Arbitration Act (9 U.S.C. § 1 et seq.) governs the interpretation and enforcement of this arbitration agreement.
YOU AND ORRINDALE OPTIONS EACH AGREE THAT ANY CLAIM SHALL BE BROUGHT IN AN INDIVIDUAL CAPACITY AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS ACTION, COLLECTIVE ACTION, OR REPRESENTATIVE PROCEEDING. THE ARBITRATOR MAY NOT CONSOLIDATE MORE THAN ONE PERSON'S CLAIMS OR PRESIDE OVER ANY FORM OF REPRESENTATIVE OR CLASS PROCEEDING. If this class-action waiver is found unenforceable, the entire arbitration agreement in Section 13 shall be unenforceable.
You may opt out of Section 13 (the arbitration agreement and class-action waiver) by emailing legal@orrindale.com within 30 days of your first submission to the Site, with subject line "Arbitration Opt-Out" and including your full name, email, and the date of your first submission. Opting out has no effect on any other part of these Terms.
These Terms are governed by the laws of the State of Delaware, without regard to its conflict-of-laws principles. Subject to Section 13, any judicial proceedings (such as for injunctive relief or to enforce an arbitration award) shall be brought exclusively in the state or federal courts located in New Castle County, Delaware, and you consent to the personal jurisdiction of those courts.
